Mortgage broker Sans Souci
Where we are based. Local knowledge of the Georges River waterfront and the surrounding streets.
We are based in Sans Souci and work across the St George, Bayside and Sutherland Shire areas. We are also licensed nationally, so where you are buying is rarely the constraint.
Most of our clients are in the St George and Bayside areas, and we meet people locally. Because lending is regulated federally under an Australian Credit Licence rather than state by state, we can also arrange finance anywhere in Australia, including interstate investment purchases.

A transport and hospital hub with a mix of apartments, semis and family homes.
Established housing and newer apartment stock along the Princes Highway corridor.
Bayside living, with the valuation nuances that come with waterfront proximity.
A major commercial centre with high-density apartments and established family housing.
The northern gateway to the Shire, across the Georges River.
Less than people assume for the lending itself, and more than people assume for two specific things.
Valuations. Lender valuers work to comparable sales, and areas with unusual stock or few recent comparables can value conservatively. Knowing which lenders are more realistic in a particular pocket is genuinely useful, and it is local knowledge rather than product knowledge.
Being able to sit down together. A first purchase, a separation, or a self-employed application with three years of messy accounts is easier across a table than over email. We are happy to meet locally.
Everything else, comparing more than 60 lenders, structuring the loan, managing the application, works identically wherever you are.
We regularly arrange finance for clients buying interstate, particularly investors. Lender policy on interstate purchases is generally unremarkable, though valuations in regional areas can be more conservative and some lenders restrict certain postcodes.
If you are comparing states, the NSW, Victorian and Queensland stamp duty calculators will show you what duty looks like in each.
