Credit Guide

This Credit Guide is provided under the National Consumer Credit Protection Act 2009. It explains who we are, how we're licensed, how we're paid, and what you can expect when we help you with a credit product.

1. About us

Independent Mortgage Broker is a trading name of LNB Finance Pty Ltd (ABN 83 668 176 083). We are a credit representative (number 551447) operating under Australian Credit Licence 384324.

We are based in Sans Souci, Sydney NSW, and provide credit assistance to clients across Australia. We are not owned by, aligned to, or in any incentive arrangement with any lender.

3. What we do

We act as a mortgage broker. That means we help you identify and apply for credit products — home loans and related finance — from a panel of more than 60 lenders. We do not lend money ourselves and we are not a lender. Our role is to understand your objectives and financial situation, compare suitable products from our lender panel, recommend a product that is not unsuitable for you, and assist you through the application and settlement process.

4. How we're paid

In almost all cases, you do not pay us a fee. We are paid commission by the lender you choose. There are two types:

  • Upfront commission: a one-off payment by the lender when your loan settles, calculated as a percentage of the loan amount.
  • Trailing commission: an ongoing monthly payment by the lender for as long as you hold the loan, calculated as a percentage of the outstanding balance.

Commission rates differ between lenders and between loan types. We will tell you, in writing, the exact commission we will receive on any loan we recommend before you commit to it. We may also receive other benefits from lenders from time to time, such as volume-based incentives. Where applicable, these will be disclosed.

If a situation ever arose where a fee would be payable by you, we would tell you in writing before any work began, and you would have the choice not to proceed.

5. Our lender panel

We compare more than 60 lenders, including the major banks, second-tier lenders and specialist lenders. The panel changes from time to time as lenders enter or leave the market. We will tell you which lenders we are recommending and why. We are not obliged to recommend any particular lender, and we will not recommend a product that is not suitable for your objectives and financial situation.

6. Your responsibilities

To help us recommend a suitable loan, you need to give us accurate and complete information about your financial situation, your objectives and anything else relevant to the credit application. If your circumstances change during the application process, tell us — it can affect which loan is suitable. Providing false or misleading information can result in a loan being declined or, in serious cases, being called in.

We will acknowledge your complaint promptly and aim to resolve it within 30 days. If we cannot resolve your complaint to your satisfaction, you can refer it to the Australian Financial Complaints Authority (AFCA), of which we are a member. AFCA provides fair and independent dispute resolution at no cost to you:

8. General advice warning
